Commercial Roof Replacement at 140 Lake Road, Port Macquarie
Carrick Plumbing & Roofing completed a large-scale commercial roof replacement at 140 Lake Road, Port Macquarie. The 4,400m² roof covered three commercial tenancies, including Early Settler.
The existing roof had reached an age where ongoing leaks were affecting the tenancies below. A complete replacement was required to renew the roofing system and address associated ventilation, guttering, drainage and safety components.

The Commercial Roofing Challenge
The age and condition of the existing roof had resulted in ongoing leaks throughout the three commercial tenancies. Given the size of the property and the number of businesses operating below the roof, the project required a complete replacement rather than continued localised repairs.
Carrick planned and delivered the commercial roofing project across the full 4,400m² roof area.
Commercial Roof Replacement Scope
The completed roofing work included:
- Complete replacement of the 4,400m² commercial roof
- Installation of 15 Bradford Hurricane ventilators
- Replacement of the eaves and box gutters
- Replacement of the existing roof safety mesh
- Gutter and downpipe works completed by maintenance plumbers
- Coordination of roofing works across three commercial tenancies
The new ventilators support airflow through the large roof space. The renewed gutters and downpipes form an important part of the property’s roof drainage system and help direct stormwater away from the building.

Project Delivery
The project ran from June through to September. Four Carrick roofers remained on site for the duration of the work.
Additional maintenance plumbers attended at different stages to assist with the eaves, box gutters and downpipes. This combination of roofing and roof plumbing experience allowed Carrick to manage the major parts of the roof system as one coordinated project.
The Completed Roof Replacement
The completed works renewed the commercial roof and its key ventilation, drainage and safety components. The project addressed the aged roofing system and the recurring leaks that led to its replacement.
