Our Dunbogan place is only used part of the year. What should we check between stays?
The pattern with holiday houses is that small problems get months to become large ones. Between stays, look for dried out floor wastes letting odour back in, hot water systems corroding while idle, and slow leaks nobody was there to hear. Turning off the water at the meter and switching off the hot water unit before a long absence prevents most of it.
We are getting a sewer smell in the house but cannot find a leak. What is it
In a coastal holiday home this is very often a dried out trap. Every floor waste and infrequently used fixture holds a small water seal that blocks sewer gas, and in an empty house those evaporate within weeks. Running water into every drain including the laundry floor waste usually fixes it. If it persists, it points to a venting problem or a damaged line and is worth investigating properly.
Does the sandy ground here cause drainage problems?
It creates two specific issues. Sand can migrate away from beneath a buried pipe and leave it unsupported, so pipes sag and develop low points where waste sits and eventually blocks. And because sand drains freely, an underground leak often shows no wet patch at the surface at all, so the first sign is a water bill. A camera inspection is the practical way to see what is going on down there.
Why does external tapware fail faster in Dunbogan than at our other place inland?
Dunbogan sits right at the Camden Haven river mouth with beach on one side, so salt exposure is at the high end of the scale. Garden taps, outdoor shower fittings, hose fittings, hot water system casings and exposed valve bodies all corrode faster here. Rinsing them with fresh water occasionally helps, and specifying corrosion resistant fittings at replacement time is the decision that most affects how long they last.
Do you cover Dunbogan, Laurieton and North Haven together?
Yes. The whole Camden Haven area is on the same service run for us, which means a smaller job in Dunbogan does not need to wait for us to be in the area.
We rent the house out short term. Anything specific we should have in place?
Short stay guests are hard on plumbing in predictable ways. Things go down toilets that should not, hot water runs out with more people than the system was sized for, and nobody reports a slow leak. Worth having: a hot water system genuinely sized for maximum occupancy, an accessible water shut off you can talk a guest to over the phone, and a scheduled check between the busy seasons rather than a reactive call out mid booking.
Can you do a full plumbing check in one visit before the season starts?
Yes, and for owners who are not local that is usually the efficient way to do it. A single visit can cover a hot water system check, a run through every tap and toilet, a look at water pressure, a check for concealed leaks at the meter, and clearing any slow drains. You get one report and one invoice rather than a series of reactive call outs during peak season.
